These Terms of Service (“Terms”) govern your use of the website and booking platform located at book.atriara.com (the “Site”) operated under the brand Atriara (“we”, “us”, or “our”).
By accessing this Site or completing a reservation, you agree to be legally bound by these Terms.
1. Booking Agreement
When you complete a reservation through this Site, you enter into a legally binding short-term rental agreement between yourself (“Guest”) and Atriara, acting as property manager and/or authorized agent of the property owner.
All bookings are subject to availability, verification, and acceptance.
We reserve the right to refuse, cancel, or modify reservations at our discretion in cases including, but not limited to:
• Suspected fraud or chargeback risk
• Violation of house rules
• Misrepresentation of identity
• Failure to meet age requirements
• Regulatory or building restrictions
2. Age Requirement
The primary booking guest must be at least 25 years of age at the time of booking.
We reserve the right to cancel reservations if age requirements are not met.
3. Pricing & Currency
All prices displayed on this Site are in Canadian Dollars (CAD).
Applicable taxes, including HST and Municipal Accommodation Tax (MAT), are calculated and displayed at checkout.
Rates, fees, and taxes are subject to change until booking confirmation is issued.

4. Payment & Security Deposit
Full or partial payment may be required at the time of booking, as indicated on the checkout page.
A security deposit may be required in the form of a credit card pre-authorization, typically ranging from $500 to $1,500 CAD, depending on the property.
The pre-authorization may be processed prior to check-in and released after checkout, subject to inspection.
We reserve the right to charge for:
• Property damage
• Excess cleaning
• Unauthorized guests
• Building fines
• Rule violations

5. Identification & Verification
We may require government-issued photo identification prior to check-in.
In certain cases, identification requirements may be waived if the Guest provides verifiable proof of strong review history on a recognized booking platform.

6. Cancellations
Cancellation policies vary by property and are clearly displayed at the time of booking.
By completing a reservation, you agree to the specific cancellation policy shown during checkout.
Refund eligibility is determined strictly according to the cancellation terms selected at booking.

7. Guest Responsibilities
Guests agree to:
• Comply with all house rules
• Follow all building and condominium regulations
• Respect quiet hours
• Not exceed maximum occupancy
• Not host parties or events unless explicitly authorized
Guests are financially responsible for:
• Damage to the property
• Building-imposed penalties
• Violations of local laws
• Unauthorized occupancy
Violation of these Terms may result in immediate termination of stay without refund.
8. Use of Property
The property may not be used for:
• Illegal activities
• Commercial filming or photography without consent
• Events, gatherings, or parties unless pre-approved
Some properties may utilize noise monitoring devices in compliance with privacy laws. These devices:
• Monitor decibel levels only
• Do not record conversations
• Are used solely to ensure compliance with occupancy and noise regulations
Tampering with monitoring devices is strictly prohibited.
9. Chargebacks & Fraudulent Disputes
By submitting payment, you agree not to initiate fraudulent chargebacks or payment disputes.
Initiating a chargeback without valid contractual grounds constitutes a breach of these Terms.
We reserve the right to:
• Provide booking agreements, identification records, communication logs, and property access records to payment processors
• Pursue recovery of disputed funds
• Seek collection, legal action, and associated costs where necessary
Guests remain liable for all valid charges under this agreement.
10. Limitation of Liability
To the maximum extent permitted by law, Atriara or its affiliates shall not be liable for:
• Personal injury
• Loss or theft of personal belongings
• Acts of third parties
• Building service interruptions
• Utility outages
• Weather events or force majeure
Guests assume full responsibility for their own safety and the safety of accompanying persons.
11. Website Use
You agree not to:
• Interfere with Site security
• Attempt unauthorized access
• Use automated scraping tools
• Submit false or misleading booking information
We reserve the right to restrict access for misuse.
12. Governing Law
These Terms are governed by the laws of the Province of Ontario and the applicable federal laws of Canada.
Any disputes shall be resolved exclusively in the courts located in Toronto, Ontario.
